NAR has a strong commitment to fair housing through partnerships with real estate diversity partners, education, and grant and award programs.</font></p>

More than 25,000 REALTORS® have completed the course. In celebration of Fair Housing Month, NAR is waiving the program fee for any local or state REALTOR® association that sponsors the course in April. Members can also save 50 percent off the online course this month. </font></li>

<li type="disc"><strong><font size="2" face="Arial">Rewarding progress.</font></strong><font size="2" face="Arial"> NAR also embraces fair housing by recognizing the efforts of individuals and organizations that advance minority homeownership. 			<content:encoded><![CDATA[<p>The North Brunswick Board of Education recently passed the tentative school budget.  If the budget is voted yes by the residents there would be a 2.4 percent increase from last year.  The tentative budget would carry a 4.6 cent increase per $100 assessed value.  The owner of a home assessed at $157,878 would pay an additional $72.65 per year.   The increase in the budget is due mostly to the implementation of a full-day Kindergarten program, starting for the first in this fall.  Please remember that this is a tentative school budget and that means that the budget is not complete.  There will be another budget presentation at the high school at 30 raider Road on April 7 and remember to come out and vote on April 15 from 2 to 9pm. We’d like to put our expertise on your side and at your service. 			<content:encoded><![CDATA[<p> The South Brunswick Board of Education recently passed the tentative school budget.  If the budget is voted yes by the residents there would be a 2.8 percent increase from last year.  The tentative budget would carry a 5.8 cent increase per $100 assessed value.  The owner of a home assessed at $200,000 would pay an additional $116.80 per year.   Evenly though this budget would have an increase it would be the lowest increase since 1999 and the third year in a row of decreasing increases.  Please remember that this is a tentative school budget and that means that the budget is not complete.  With this budget there are no new programs but there will be 5 new teachers for the projected additional 134 students.   So remember to get out your vote and make your voice heard on April 15th. </p>

On that page, enter your state and county information, chose the type of loan from the &#8220;Limit Type&#8221; drop-down box (FHA Forward, Fannie/Freddie or HECM). [Note: FHA Forward is what HUD is calling the temporary FHA loan limit.] Then click the &#8220;send&#8221; button at the bottom of the page. Two trends are moving in the buyer’s favor – the price may have dropped and you will be able to afford a bigger mortgage at a lower interest rate.</span></li>

			<content:encoded><![CDATA[<p>Here is our December Report for South Brunswick single family homes and townhouses. </p>
<p>South Brunswick - Single Family Homes Sold 12 homes and 15 home new to the market with a total of 146 homes available for sale.  Average sales price of $402,409 and an average listing price of $559,336.  Average sale price to list price of 96.0% and average days on the market of 67.</p>
<p>South Brunswick - condos and townhouses sold 11 homes and 9 home new to the market with a total of 94 condos and townhouses available for sale.  Average sales price of $334,209 and an average listing price of $317,394.  Average sale price to list price of 94.6% and average days on the market of 48.</p>
<p>Ok so what is this data telling us is that homes are selling from 4-6% discount from the asking price and they are still selling rather quickly in North Brunswick with homes averaging  67 day and townhouses averaging 48.  Buyer traffic has increased in January and look to be the same increased activity for February.  The problem for sellers is that even though buyer traffic has increased the buyers are feeling no pressure to purchase.  A smart move at this time of the year would be to get your home priced to sell either at market value based on recent sales or 1-2% below.</p>

			<content:encoded><![CDATA[<p>Well here we are just in the New Year.  Last year was not the best year for real estate but still a very good year.  Home sales were down about 10% in New Jersey with prices down about 2-5%.  Now remember that there are pockets of areas seeing better and worse numbers.  The higher the price the harder it has been.  I am looking forward to a another good year which will be better than 2007.  In 2008 expect prices to still decline 2-5% but more homes will be sold.  I am alos expecting the increased activity that we saw in half of December to return in the second half of January.</p>
<p> So home sellers of New Jersey would be wise to stage their homes for selling so that you can take advantage of this.  Also ask your agent for an update market evaluation every 3 weeks.  In this market things are changing fast and not for the better for you.</p>
<p> Home buyers of New Jersey should take note that home prices are at a great number right now and Interest rates are historicaly low.  There are some bargains out there that you could not find 2 years ago.  If you are looking to buy that second home or vacation home, now is a great time.  Also think outside of New Jersey were markets are feeling the pinch worse than us.  Florida is a great example where prices are down in some areas 40-50%.  The key thing for the New Jersey home buyer to remember is if you like it make an offer you never know what a seller will accept and you only cost yourself an hour of your time.  But if you don;t make that offer and your agent lets you know 3 months later what that home sold for you might be sorry.</p>

			<content:encoded><![CDATA[<p>Five Great Reasons To Refinance Today There are plenty of reasons for a homeowner to refinance a current mortgage. Lowering a monthly payment is probably the most popular reason, but there are others. Do you want to pay off your loan more quickly? Has your credit rating improved since you bought your home, allowing you to now get a better rate? Do you want to put some of your equity to work in other ways? Each reason leads to a different way of thinking about refinancing.</p>
<p>Many homeowners start thinking about refinancing when the current interest rate is lower than their mortgage-loan rate. Traditionally, homeowners have been advised to follow the &#8220;2-2-2 rule&#8221; when considering refinancing. This rule of thumb says your new interest rate should be at least 2 percentage points below your current rate. You should have lived in the home at least 2 years. And, you should be planning to stay at least 2 more years.</p>
<p>Although the &#8220;2-2-2 rule&#8221; is good advice in many cases, you should decide for yourself (with some professional advice!) what&#8217;s best in your situation. If the market doesn&#8217;t allow you to refinance into a lower-rate mortgage, you may still have a reason to change loans.</p>
<p>Some homeowners want to extend a 15-year loan into a 30-year plan to lower their monthly costs. Other homeowners who don&#8217;t plan to move for 5 years or more may benefit from a new mortgage even if it is only 1 percentage point lower than the old one.</p>
<p>Imagine you had a $200,000 mortgage at 8% over 30 years with a payment of $1,467 per month. If the loan amount is down to $175,500 (after making payments for about 10 years), you could use one of these strategies to lower your payment:<br />
 </p>
<p>Five Great Reasons To Refinance</p>
<p> 1. Lower Rate. One method is to seek out a lower interest rate for the balance of $175,500. By lowering the interest rate to 7%, but maintaining the current payment schedule (20 more years of payments in the above example) your payment would drop to about $1,361 and the loan would still be retired at the original 30-year mark.</p>
<p>2. Longer Term. Another way to lower your payment would be to prolong the length of the amortization. For instance, by getting a new 30-year mortgage for $175,500 at the 10-year mark, your payment would drop to $1,167 (at 7%).</p>
<p>3. Cash Out. Some homeowners pull equity out of their properties for home improvement, vacation, college costs, big-ticket purchases or to consolidate debt. Especially when interest rates are rising or stable, cashing-out is often the primary reason for refinancing.</p>
<p>4. Change Loan Type. Other folks refinance in order to change the type of loan they are paying off. Some homeowners grow uncomfortable with the variability of adjustable-rate mortgages and would rather have a fixed-rate loan. Others need to reduce monthly expenses and choose an adjustable-rate loan to lower their payment.</p>
<p>5. Shorter Term. Yet another reason for refinancing is to shorten the term of your current mortgage. If your income has grown substantially and you&#8217;re happy living in the same home, you could reduce the length of your loan by simply refinancing to a shorter-term mortgage with a smaller balance but higher payment. Using the above example again, a $175,500 loan paid off in 15 years at 8% would cost you $1,677 each month (about $200 more than for the original loan), but the loan would be paid off relatively quickly&#8211;saving you thousands of dollars in interest payments.<br />
Whatever you decide, be sure to weigh the costs of refinancing carefully. A lower monthly payment may help your cash flow, but is it going to cost you too much up-front to make sense? Be sure you&#8217;ll live in the home long enough to recoup the expenses associated with refinancing&#8211;points, closing costs and fees.</p>

<p>By making the forgiven debt taxable income, individuals in already unfortunate situations most likely faced IRS actions because they did not have the money to pay the additional taxes. This legislation will relieve that additional burden and may also encourage families to work with their lender to negotiate terms, knowing they will now not be subject to an IRS bill.</p>
<p>Today’s bill will ensure that any debt forgiven on a mortgage secured for a principal residence will not be taxed. This is very significant legislation. This may also mean that some day in the future these families can once again achieve the dream of homeownership.</p>
<p> Thank you Congress and the President for passing such a bill that was long awaited.</p>

<p>The Riverbend townhouse development built between 1980 and 1984 is one of the premier townhouse developments in North Brunswick and Middlesex County.  The style is contemporary with vertical wood siding and mature extensive landscaping set on about 12.5 acres. It is a small development of 142 townhouses inside the larger development of Hidden Lakes.  All units are detached and have a 1 car garage, full basement and at least 2 full bathroom and 1 half bathroom. There is a mix of 2 bedroom and 3 bedroom units with one model having a master bedroom on the first floor.  Ownership in this development is fee simple and the homeowner is responsible for the maintenance of the exterior of their unit.</p>
